A few steps from here

Starting your application.

I use a secure online application called Scarlett. It collects everything I need to underwrite your file properly — income, down payment, debt picture, ID. It takes most people about ten minutes. The submission lands directly on my desk, not a call centre.

Before you start, gather:

  • Two most recent pay stubs (or T1 Generals + Notice of Assessments if you're self-employed)
  • A letter of employment dated within 30 days — if you have one handy
  • 90 days of bank-account statements showing your down payment funds
  • Government-issued photo ID
  • A rough sense of your debts: credit cards, car payments, student loans, lines of credit

Don't worry if you don't have everything. Get the application started, and we can fill in the rest together over a phone call. If your situation is urgent — a closing date, a renewal deadline, a power-of-sale notice — mention it in the notes section and I'll move you up the queue.
